How much of my home's value can I access?

What's the difference between a refinance and a HELOC?
A refinance replaces your entire mortgage with a new one at a new rate and term, letting you pull out a lump sum. A HELOC (Home Equity Line of Credit) is a revolving credit facility secured against your home — you borrow and repay only what you need, like a credit card but at a much lower rate. Will I have to break my current mortgage?
